Owned by the Macerich Company, this valuable but aging asset was renovated and expanded to meet the shopping and entertainment needs of the surrounding population of Queens and the surrounding Boroughs. The center is connected to surrounding communities via a strong network of subway lines.

 

The original building has been expanded across an adjoining property, across a major connector street, and features three above grade floors as well as a lower level shopping and dining court.

 

Vertical shopping environments are particularly challenging to resident tenants; site lines from one floor to other levels is critical in encouraging cross shopping to maximize sales.  By minimizing the floor depth thickness by sloping ceilings toward floor openings at atriums, the design team was able to create an environment with uninterrupted site lines. Continuous skylights fill the mall with natural light down to the below grade level, reducing the need for artificial lighting.

 

In keeping with the tradition of classic commercial buildings in New York, the exterior of the building is clad with large modular sandstone panels at street level.
